Are professionals specializing in this area absolutely necessary? I know they will help alot, but is it at all possible to settle on a short sale by your self?

Can you explain what would happen after the short sale is done, as far as the lender's rights to pursue any legal action against the seller to fulfill the "unpaid" debt?
I have a residence where I live with my family, and also have an "investment" property that is in the process of being short-sold.
If the bank approves the short-sale, can they go after my residential property to satisfy the loss on the property that I couldn't pay and it's being short-sold?
